All property data is sourced from the RentCast API, providing access to MLS listings, automated valuation models (AVM), rental estimates, and market analytics.

Microzone Intelligence
Rather than relying on broad city-level averages, our system segments markets into micro-economies at the street level, comparing properties against hyper-local benchmarks for more accurate valuation.

Metrics Explained
Every property is analyzed through six independent statistical lenses. Here's exactly what each metric measures and how to read the color signals.
Deviation Score
The overall deviation score is a composite index that combines all individual metrics into a single 0–10 rating. Higher scores indicate stronger statistical price deviations — properties where listing price diverges most significantly from data-driven estimates.
GAP
deviation_pctMeasures the percentage difference between the listing price and our automated valuation model (AVM) estimate. A positive GAP means the property is listed below its estimated value — the higher the percentage, the larger the price gap.
Z-SCORE
z_score (σ)Measures how many standard deviations a property's price per square meter is from its microzone average. Negative values mean the property is priced below the local norm — statistically cheaper than its neighbors.
YIELD
projected_yieldEstimates the annual rental return as a percentage of the listing price, based on our rental estimate model. This metric shows estimated income relative to the property's price.
Displayed as a neutral value — no color threshold is applied.
LIQUIDITY
liquidity_score (0–10)Estimates how quickly a property could transact based on local market dynamics. Combines turnover rate, average days on market, and active inventory depth into a single 0–10 composite score.
LOCATION
location_score (0–1.7)Rates the quality of the property's immediate surroundings by analyzing nearby points of interest, walkability, transit access, and safety indices. A higher score indicates a more desirable micro-location.

Market data is synchronized on a configurable schedule to ensure deviations are detected while still relevant:

For high-activity markets requiring real-time monitoring
Daily
Standard refresh for most tracked zip codes
Weekly
For stable markets with lower listing turnover
